RICS Homebuyers Reports
We appreciate the purchase of any property can be a stressful time with the uncertainty which can occur during the process. A RICS homebuyers report should always be completed before any purchase to advise on the extent of future repair or refurbishment works that could be necessary. Being aware of this before proceeding with any property transaction is crucial to have the piece of mind and confidence in your purchase.
191 Property Consultants offer surveys from levels 1 to 3, we would recommend that a level 2 survey be completed for any major property purchase to provide a rounded view of the property which will provide you with the required information before proceeding with a purchase.
All our surveys are completed by an MRICS chartered building surveyor with the knowledge and technical competence to deliver for you. Our goal is to deliver a report that is easy to understand and interpret for our clients.
Drone Surveys
Drone surveys offer the opportunity to safely access and assess the condition of your roof, façade or other parts of your building that are hard to reach. This results in savings to you by eliminating the need for scaffolding or other temporary structures. An inspection can be captured from ground floor level with high definition photographs providing guidance on the condition of your property, providing an overview on any future maintenance works required.
Defect diagnosis
We can provide our surveying services to assist with identifying the cause of defects present within your building or property and subsequent works required to rectify to preserve its condition.

Schedules of condition
A schedule of condition captures the condition of the internal and external building fabric and are typical instructed by both landlords and tenants before entering into a lease agreement. Including a detailed photographic schedule and incorporated into the lease it is a vital document that should be considered to limit your dilapidations liability on lease expiry.
Party wall awards
We can provide services in respect of the party wall etc act 1996 for both the building owner and adjoining owner. This includes for issuing initial notices for any works that fall under the act, liaising with all stakeholders through to preparation and issuing of formal awards before works commence. Agreeing a party wall award provides assurances on the works to be completed, whilst protecting the interests of all parties.
